These Terms govern your use of aadp.online (the “Site”), operated by AADP Management, LLC (“AADP”), including the property listings, the online showing-booking form, and the AADP SMS messaging programs.

AADP runs two separate SMS programs on different phone numbers — AADP Showing Notifications for prospective renters, and AADP Resident Messaging for current residents of homes we manage. Each has its own section below, and opting in to one does not opt you in to the other.

The listings + bookings program

aadp.online lists residential rental and rent-to-own properties offered by AADP. You can browse listings without an account. To book a showing you submit your name, email, phone number, preferred date, and preferred time window through the public booking form. AADP returns the property’s lockbox code so you can self-show.

Booking a showing is informational and does not create any landlord-tenant relationship or purchase agreement.

SMS program 1 — AADP Showing Notifications (prospective renters)

If you opt in to SMS while booking, you agree to receive transactional text messages from AADP at the phone number you provide. Typical messages are a booking confirmation with the lockbox code and a short follow-up after your showing.

Program name: AADP Showing Notifications.
Program description: Transactional booking confirmations and post-showing follow-ups for prospects who book a property showing at aadp.online.
How you opt in: by checking the unchecked-by-default SMS consent box on a public form at aadp.online — the inquiry form at aadp.online/ask or the showing-request form on a listing page — and submitting your own mobile number there.
Message frequency: recurring, typically 1–3 messages per showing.
Message and data rates may apply — standard carrier rates from your mobile plan.
HELP — Reply HELP at any time to receive help. You can also email aronpanderson@gmail.com.
STOP — Reply STOP at any time to unsubscribe. You will receive a one-time confirmation message that you’ve been unsubscribed and will not receive further SMS from AADP.
SMS opt-in is optional. Bookings work the same way without it — AADP will email you instead.
Carriers are not liable for delayed or undelivered messages.

SMS program 2 — AADP Resident Messaging (current residents)

If you rent a home managed by AADP, you can call or text property management on the numbers published at aadp.online/residents, and we reply by text on that same number. Typical messages are answers about a maintenance request, scheduling a technician, rent and payment questions, lease questions, and move-out coordination.

Program name: AADP Resident Messaging.
Program description: Conversational property-management replies to residents of homes AADP manages, on the numbers published at aadp.online/residents.
How you opt in: by texting or calling one of those numbers first, or by texting START to it. Starting the conversation is the opt-in, and it is voluntary.
Consent is not a condition of renting from AADP, of signing or renewing a lease, of submitting a maintenance request, or of paying rent. Residents who do not text are served the same way by phone, email, and the online tenant portal.
We do not text residents who have not contacted us first, and we do not send marketing or promotional messages on these numbers.
Message frequency: recurring and conversational; varies with your request, usually a few messages per request.
Message and data rates may apply — standard carrier rates from your mobile plan.
HELP — Reply HELP at any time to receive help, or call the number you texted.
STOP — Reply STOP at any time to unsubscribe. You will receive a one-time confirmation and no further SMS from AADP on that number.
Carriers are not liable for delayed or undelivered messages. Do not use text messaging to report an emergency — for a fire, gas leak, or medical emergency, call 911.

Your responsibilities

Provide accurate contact information when booking.
Treat the property with care during your showing; lock up when you leave; do not damage or remove anything.
Only book if you intend to attend the showing.
Do not submit anyone else’s phone number for SMS without their consent.

Property information

AADP works to keep listing information (rent, deposits, photos, descriptions) accurate and current. We do not guarantee that any listed property is still available at the time of your booking, and pricing may change. The lease or rent-to-own contract you sign — not this Site — is the controlling document for any transaction.

Limitation of liability

To the maximum extent permitted by law, AADP is not liable for indirect, incidental, or consequential damages arising from your use of the Site, attendance at a showing, or receipt (or non-receipt) of an SMS or email message. AADP’s total liability for any claim related to the Site or messaging program is limited to $100.

Changes

We may update these Terms; the Effective date above reflects the latest version. Continued use of the Site after an update constitutes acceptance.
